Buying in Tampa Bay

How much do I need for a down payment in Florida?

It depends on the loan. Some conventional loans allow as little as 3% down, FHA loans typically require 3.5%, and VA and USDA loans may require no down payment for eligible buyers. A lender can confirm what you qualify for.

What inspections should I get when buying in Florida?

Most buyers get a general home inspection, plus a wood-destroying organism (termite) inspection. Many insurers also request a 4-point inspection on older homes and a wind mitigation report, which can lower your premium. I'll help you decide what makes sense for the property.

Do I need flood insurance in Tampa Bay?

If the home is in a high-risk FEMA flood zone and you have a federally backed mortgage, flood insurance is required. Even outside those zones, many buyers choose it. I always recommend getting insurance quotes early in your inspection period.

How does working with a buyer's agent work?

We'll sign a written buyer agreement before touring homes, as now required, that spells out services and compensation. From there I handle the search, showings, pricing guidance, offer strategy, negotiations and coordination through closing.
