My home base. Established neighborhoods around Lake Carroll and the area’s other lakes, mature trees, a mix of pool homes, golf-course and lakefront properties, and a central location near Dale Mabry, the Veterans Expressway and Tampa International Airport.
South Tampa
Where I was raised and lived for 35 years, so I know it street by street. Hyde Park, Bayshore Boulevard, Palma Ceia and Davis Islands. Tree-lined streets, historic and new-build homes, boutique dining and easy access to downtown and Tampa International Airport.
Downtown Tampa & Channel District

Moving to Tampa Bay: common questions
Does Florida have a state income tax?
No. Florida has no state personal income tax, which is one reason many people relocate here. Property taxes, insurance and HOA fees vary by location, so I'll help you compare total cost of ownership between areas.
What is the Florida homestead exemption?
If the home is your permanent primary residence, you may qualify for a homestead exemption that reduces the taxable value of your home and caps annual increases in its assessed value. You apply with your county property appraiser, typically by March 1 of the year after you buy.
Can I buy a Tampa home without seeing it in person?
Yes. Many of my relocation clients buy after live video tours, detailed walkthrough videos and neighborhood drive-throughs. Inspections, appraisal and closing can all be coordinated remotely, including mobile or remote notary options.
When is hurricane season in Florida?
Atlantic hurricane season runs June 1 through November 30. When you buy, I'll help you understand a home's flood zone, roof age, wind-rated windows and doors, and how those features affect insurance costs.
